Extell prepares to build 9-story structure in East Harlem

Extell Development Company is preparing to build next year its first office building in East Harlem in New York City.

The nine-story Harlem Headquarters will have 441,600 sq. ft.  of Class A office space with a 7,,500 sq. ft. rooftop terrace and a 40,851 sq. ft. community centre.

The project’s general contractor will be Monadnock Construction Inc. Other contributors include structural engineer GMS, MEP and lighting specialist AFK, and Philip Habib + Associates, IBA Consultants, Bright Power, Matthews Nielsen Landscape Architects, Longman Lindsey and JM Zoning.

Gensler designed Harlem Headquarters with 56,000 – sq. ft. floor plates that can be divided into three zones, so layouts can be customized for tenants, Rose Disarno, associate and design lead at Gensler’s New York office, was reported as saying in Building Design + Construction.

Harlem Headquarters’ “smart design” includes a solar array installed on the roof and MIRV-14 filters installed throughout the building, whose façade will be insulated to exceed New York’s 2016 requirements, Disarno said.

Construction costs were not disclosed.
