$193M Renova West project to bring 266 affordable and supportive homes to Bronx

Gilbane Development and its partners have secured financing for a $193 million mixed-use supportive and affordable housing project in the Bronx that will include hundreds of apartments and a new community health hub.

Gilbane Development, the Institute for Community Living Inc., Tredway, New York City’s Department of Housing Preservation and Development and the city’s Housing Development Corporation announced financing for Renova West, a 19-story development planned for 860 Concourse Village East in the Morrisania neighborhood.

The project will deliver 266 affordable apartments for individuals and families, including 160 supportive housing units reserved for formerly homeless households and individuals with behavioral health needs. On-site supportive services will be provided by the Institute for Community Living.

Renova West will also include an approximately 7,000-square-foot ICL Bronx Health Hub, which will provide integrated physical and behavioral health care and serve as a neighborhood-based resource for the South Bronx.

“Gilbane is proud to help bring Renova West to life – a project rooted in the belief that strong communities begin with stable, affordable homes and access to care,” said Yarojin Robinson, senior vice president of Gilbane Development. “This development represents a meaningful investment in Morrisania, creating not only much-needed affordable and supportive housing, but a place where residents can feel connected, supported, and empowered to thrive.”

The building will include studio, one-, two- and three-bedroom apartments, along with indoor community spaces, a landscaped courtyard and on-site property management. The project is designed by Aufgang Architects and will be built to Passive House standards, with plans to achieve LEED Platinum certification.

“As we prepare to break ground at Renova West next year, we want to recognize the need for quality housing and healthcare in so many New York City communities,” said Raquel Diaz, vice president and New York City business leader of Gilbane Building, which will construct the tower. “Gilbane is laser focused on bringing new homes and state-of-the-art facilities to help communities thrive.”

City financing for the project includes a $48.5 million loan from HPD’s Supportive Housing Loan Program and a $17.3 million subsidy loan from HDC. The project has also been recognized by the New York State Energy Research and Development Authority through its Buildings of Excellence program for its high-performance, all-electric design.

Renova West is the first phase of a broader master plan aimed at preserving existing affordable housing and adding new, health-focused mixed-use development in the area over time.
