$55M state funding approved for Fordham Landing South affordable housing in the Bronx

The State of New York has approved a $55 million investment through Empire State Development (ESD) to support Fordham Landing South, a 100 percent affordable housing project planned along the Harlem River in the Bronx. Funding will cover site acquisition, planning, design, infrastructure construction, and related costs for the mixed-use, transit-oriented development.

The project, which builds on a plan announced by the City of New York in August 2025, is expected to create more than 900 affordable homes. It also includes a charter school, grocery store, underground parking, three acres of public waterfront, and improved access to Metro-North service.

Dynamic Star is developing the project, with Lettire Construction Corp. serving as the general contractor. The state funding is intended to help unlock an underutilized stretch of the Harlem River and support the development of a connected neighborhood with housing, jobs, and public space.

“Affordable housing is not only essential to our communities — it is the foundation of economic opportunity,” said Empire State Development President, CEO and Commissioner Hope Knight. “Through this investment, ESD is helping to lay the groundwork for nearly 1,000 new affordable homes that will give Bronx families stability and access to transit, parks, and good jobs.

“We’re transforming this stretch of the Harlem River into a model for inclusive, sustainable development.”

 Fordham Landing South aligns with broader state housing initiatives, including a five-year, $25 billion Housing Plan, aimed at creating or preserving 100,000 affordable homes statewide, and additional funding in the FY25 and FY26 budgets to expand housing supply and improve affordability.

Construction timelines and completion dates for Fordham Landing South have not been announced.
