A transformative new development is underway in Downtown Patchogue as Nord Development Group and ACRE have broken ground on The Carriage House, a $160 million mixed-use, transit-oriented project that will bring new housing, retail, and public amenities to 214 West Main Street.
Supported by an $8 million award from the Long Island Investment Fund (LIIF), the project will deliver 262 residential units, including 53 affordable apartments, with three units reserved for individuals with intellectual or developmental disabilities and three for veterans. The development will also include ground-floor retail, community office space, and more than 400 structured parking spaces, all designed to enhance connectivity with the Patchogue LIRR Station and the downtown corridor.
“The Carriage House represents exactly the kind of forward-looking investment that is keeping Long Island strong and growing,” said Governor Kathy Hochul. “By combining affordable housing, infrastructure improvements and downtown revitalization, we’re helping communities like Patchogue create opportunities for working families while driving economic development.”
Empire State Development (ESD) President, CEO, and Commissioner Hope Knight highlighted the project’s role in advancing inclusive growth: “Expanding access to quality, affordable housing is central to creating stronger, more inclusive communities across New York. The Carriage House demonstrates how thoughtful public investment can turn underused properties into dynamic mixed-income developments that deliver lasting benefits for residents and businesses.”
The Carriage House consists of two five-story buildings totaling 455,000 square feet, bisected by the Patchogue River and linked by a new public riverwalk. The development emphasizes sustainability and connectivity, featuring a 40-kilowatt solar array, reflective roofing, bike-share program, and electric shuttle service. The eastern building, with 108 units, is slated for spring 2027 occupancy, followed by the western building, with 154 units, in fall 2027.
The project is projected to create more than 310 construction jobs and five permanent positions. In addition to new housing and retail, The Carriage House will clean and restore the Patchogue River, add public amenities, and strengthen local infrastructure through key sewer and road improvements, unlocking further development opportunities in the area.
With its combination of affordable housing, sustainable design, and downtown revitalization, The Carriage House aims to be a catalyst for economic growth and community building in Patchogue, providing a model for future mixed-use developments across Long Island.
