Construction is underway on Park Square, a $185 million mixed-use development that will transform a long-vacant site in Yonkers into a new residential and retail community with 340 apartments, affordable housing and new public amenities.
Developed by Titan Real Estate Development LLC, Park Square is being built at 1 Loehr Place on the former Mulford Gardens site. The project will include about 500,000 square feet of residential and commercial space, with construction expected to take about 24 months.
The seven-story development will feature 340 apartments, including approximately 34 affordable housing units, along with about 20,000 square feet of street-level retail space and 420 covered parking spaces. Amenities will include elevated outdoor courtyard, fitness center, business center, resident lounge, pet spa and dedicated storage areas.
The project is being built alongside the future Yonkers Public School at Grant Park, a new pre-kindergarten through Grade 8 school expected to serve about 800 students. The school will include community facilities such as a gym, library and pool.
Park Square is part of Yonkers’ ongoing redevelopment efforts aimed at transforming underutilized properties and adding new housing and commercial opportunities.
Titan Real Estate Development LLC is leading the project, with completion expected in 2028. A general contractor and architect for the development have not been publicly identified.
