River Commons, a $255 million mixed-use development that will bring 328 affordable and supportive homes to the South Bronx, on the campus of NYC Health + Hospitals/Gotham Health.
It will be the first project in the city to integrate a health care facility directly into a residential building on hospital property, combining housing, medical care and community services in one location.
The development is financed in part through the NYC Department of Housing Preservation and Development’s New Construction Finance Extremely Low and Low-Income Affordability program. Type A Projects, BronxWorks and L+M Development Partners are leading the development team, with Bernheimer Architecture designing the project.
Officials say the River Commons reflects the city’s “Housing for Health” strategy, which aims to align housing development with public land use and medical services.
“River Commons will be one of our largest housing projects in years, with affordable and supportive housing as well as additional primary care space,” said NYC Health + Hospitals President and CEO Dr. Mitchell Katz.
The 17-story development will replace an existing parking lot and include 328 apartments ranging from studios to three-bedroom units. Nearly 70% of the units will be reserved for households earning between 30% and 70% of area median income, while 98 apartments will be dedicated to formerly homeless patients through NYC Health + Hospitals’ Housing for Health initiative.=
The project will also include a 43,000-square-foot Gotham Health clinic expansion, a 15,000-square-foot parking facility and 6,000 square feet of community space for local organizations including African Communities Together and the BronxWorks Empowerment Center.
A 7,000-square-foot public green space is also planned along River Avenue, featuring a landscaped plaza and public art by multidisciplinary artist Fitgi Saint-Louis.
Constructin is expected to continue into 2029.
