Construction is underway on a $34.6-million expansion of Shea’s Buffalo Theatre, a project aimed at modernizing the century-old venue while preserving its historic character.
“We are so excited to be a part of this project, collaborating with Carmina Wood Design,” Buffalo Construction Consultants said in a social media statement. “Along with continuing to help build the culture that is Shea’s Performing Arts.
The project includes a four-storey, 25,600-sq.-ft. addition along the theatre’s south side on Pearl Street. Backed by $18.5 million in state funding, the expansion will introduce a new box office, enlarged lobby and event space, concessions on each level, additional washrooms, and accessibility upgrades, including three new elevators.
New York State has also committed an additional $5 million in capital funding to support the project.
“Shea’s is the cornerstone of downtown Buffalo and the Theatre District and is one of New York State’s leading arts institutions,” said Kathy Hochul. “By investing in this iconic venue, we’re investing in the future of Buffalo’s cultural and economic vitality.”
The tiered addition, designed by Carmina Wood Design, will incorporate limestone, stainless steel and glass. Interior features will include terrazzo flooring, crystal-inspired chandeliers, flexible lounge seating and a new bar, alongside improvements such as a drop-off loop, heated pedestrian paths and an outdoor patio.
Project funding is being delivered through multiple state agencies, including the New York Power Authority, the New York State Council on the Arts, the Dormitory Authority of the State of New York and Empire State Development.
The expansion builds on recent upgrades across the Shea’s Performing Arts Center campus, including a $5-million renovation of Shea’s 710 Theatre completed in 2025 and a separate $4.6-million investment by the City of Buffalo to replace roof systems on the main theatre building.
Construction is expected to continue through 2027, with performances at Shea’s proceeding throughout the build. The project is intended to enhance capacity, improve circulation and accessibility, and support increased use of the facility as both a performance venue and event space.
