Construction begins on 96-unit affordable housing development in Islip, Suffolk County

Construction is underway on One Carleton Green, a 96-unit affordable housing development that is transforming former industrial lots in the Town of Islip, Suffolk County, into housing with supportive services and retail space.

The $65 million project is the result of a partnership between Georgica Green Ventures LLC, state agencies, and local officials. Funding comes from multiple sources, including $24.5 million through the Low-Income Housing Tax Credit Program, $6.4 million from the Middle Income Housing Program, and additional support from the Downtown Revitalization Initiative, Empire State Development’s Long Island Investment Fund, and Suffolk County programs.

One Carleton Green will include apartments for households earning between 30 and 100 percent of the Area Median Income, as well as 15 supportive units for residents with developmental disabilities. The units are accessible for residents with mobility, hearing, or visual impairments, and on-site services will be provided by Family Residences and Essential Enterprises, Inc., through the Office for People With Developmental Disabilities.

“The project is not just about affordable housing, it’s so much larger than that. It is truly transformative, and affordable housing is one essential piece of the puzzle,” said David Gallo, president and CEO of Georgica Green Ventures LLC. “We’ve taken a blighted, vacant lot near the train station and turned it into a nearly $65 million investment in the future of Central Islip.

“This development is one part of a broader effort to revitalize Carleton Avenue, supported by infrastructure like the new sewer line that not only serves this site, but also paves the way for future housing and businesses.”

Beyond housing and infrastructure, the site will bring arts and culture to the heart of downtown, with Teatro creating a space for theater and community events that will enrich the entire neighborhood.

The three-story building will feature first-floor retail space, two public plazas, ample parking, laundry facilities on each floor, and electric vehicle charging stations. The development is all-electric, with residents paying for services through a utility allowance.

The site, part of the Town of Islip’s Downtown Revitalization Initiative, was previously a rail station and municipal parking lot. Its proximity to the Central Islip Long Island Rail Road station provides residents with access to public transportation.

Officials say the project will help revitalize the area while addressing Long Island’s housing shortage. “One Carleton Green will serve as a catalyst for community and economic growth,” said New York Secretary of State Walter T. Mosley. “This project will create affordable homes and bring families together, making Islip a more vibrant place to live, work, and play.”

Construction of One Carleton Green is part of a broader effort to expand affordable housing on Long Island. Georgica Green Ventures has partnered on other projects in the region, including an affordable housing campus near Patchogue, Suffolk County.

  1. This is going to leave us with NO PRIVACY at all for the residents that live on Brightside Avenue this is right in my backyard! Talk about invasion of privacy!!!!
