New York Construction Report
In a significant step towards revitalizing Staten Island’s North Shore, construction has started on a new 12-acre esplanade at the Stapleton Waterfront. This project is part of the broader Staten Island North Shore plan to transform the area into a mixed-use community, with 2,100 housing units, a new 600-seat public school, and expansive public open spaces.
The $400 million project is also expected to generate over 7,500 jobs and spur an estimated $3.8 billion in economic impact over the next 30 years. The 35-acre development will replace a former U.S. naval base with a vibrant community hub, integrating 12 acres of interconnected public space, retail options, and essential community facilities.
The groundbreaking also marks improvements to Front Street that will enhance vehicular and pedestrian connectivity with new paths for cyclists and pedestrians, roadside lighting, and native plant landscaping.
With previous phases of the North Shore Action Plan already underway, including the Tompkinsville Esplanade and the upcoming Mary Cali Dalton Recreation Center—the first new NYC Parks recreation center in over a decade—this project represents a significant milestone in Staten Island’s transformation.
