The Metropolitan Transportation Authority (MTA) has issued a Request for Proposals (RFP) to redevelop a surface parking lot adjacent to the Beacon Metro-North Station into a mixed-use residential development. The proposed project will include approximately 300 units of mixed-income housing and replace parking spaces for commuters, marking a significant step in addressing New York’s housing needs.
The RFP is available on the Metropolitan Transportation Authority website. Proposals are due by Wednesday, Dec. 18,
The development aims to enhance connectivity between Beacon’s waterfront, the Metro-North station, and Main Street, while supporting the local economy. Beacon, located in the Hudson Valley, offers easy access to New York City, with Metro-North’s Hudson Line connecting the city to Beacon in just 78 minutes.
“Transforming this underutilized parking lot into a residential development will provide much-needed housing and strengthen the local economy,” said MTA Chair Janno Lieber. “This project will not only increase housing options but also help foster a walkable, transit-friendly community in one of the region’s most vibrant towns.”
The MTA’s RFP calls for proposals that incorporate affordable and market-rate units while replacing the commuter parking lost in the redevelopment. The project is part of a broader state effort to create up to 15,000 new homes on state-owned properties, helping to alleviate the housing shortage and improve access to public transit.
“New Yorkers deserve more housing near major transit hubs, and this project brings us closer to that goal,” said Jamie Torres-Springer, President of MTA Construction & Development. “By leveraging the MTA’s assets to create housing near transit, we can help meet the state’s housing needs while enhancing regional connectivity.”
A broader housing strategy
This project is part of a larger plan to address the housing crisis. The Governor’s housing agenda includes a five-year, $25 billion plan to build and preserve 100,000 affordable housing units across New York State. As part of the FY25 Enacted Budget, $500 million in capital funding was secured to support the development of new housing on state-owned properties, including the Beacon site.
