$93M affordable housing complex unveiled in Buffalo

A new $93 million housing development has been completed in East Buffalo, replacing the outdated Pilgrim Village with 237 modern, affordable units for families and seniors. The all-electric complex features two buildings: 1100 Michigan, designed for families, and Noles Court, dedicated to seniors. Both structures are equipped with energy-efficient technologies, including rooftop solar panels and forced air heat pumps.

The complex offers a variety of amenities, such as a playground, computer lab, gym, library, and in-unit washers and dryers. It is strategically located near public transportation and within walking distance of top-rated City Honors School and the Buffalo Niagara Medical Campus.

Noles Court provides 105 apartments for individuals aged 55 and over, with 49 units specifically for those needing supportive services. Catholic Charities of Buffalo will offer on-site support to enhance residents’ well-being. The adjacent 1100 Michigan includes 132 apartments and a community facility on the ground floor.

The development was made possible through a combination of funding sources, including federal and state tax credits, bonds, and state energy programs. Both buildings also benefited from the Brownfield Cleanup Program, which facilitated environmental remediation and tax credits.

This project continues the region’s efforts to address housing needs with affordable, sustainable, and supportive living options.
